Had that happen after tenant that had lived in house for over a year decided to let friends grow in the house. He paid rent but did not give any notice except for about 3 hours breaking a signed lease with 8 months remaining and left the state making it almost impossible to try to collect on remaining rent till it was rerented. One BR was missing year old carpet entirely and there was surface mold that we had a remediation company come out and clean up. It used more than the security deposit to just get it cleaned up. Fortunately he did not change any wiring or trash the house except for the one room of missing carpet. You might want to check on electrical system as it is pretty common to rewire to run the lights, etc. Any more you don't know what you are getting in tenants. No wonder there isn't affordable rents.

Growers are as growers do. You invite their destruction unless you do regular inspections. State up front, when advertising a rental, that you do mandatory monthly safety inspections. That might scare the vermin away, or at least scare them into a portable operation they'll remove once a month. That way, at least they won't be pounding holes through your walls to set up fire hazards, endangering the lives of everyone in a neighborhood.
Try being this guys' neighbor. Third arrest in the last 18 months. Thanks for getting on board anyway.

6:01pm- When my tenant was arrested I asked the Eureka Police Department if there had been any complaints about the house since I rented to them in 2007. No complaints were filed. People from the neighborhood said drug activity was started around a year ago. But nobody called me. I am sorry I hadn't heard earlier. He was way behind in rent.

The sucky part is "equal housing opportunity laws" that discriminate against the rental owner because they want to be hard-asses....but they have to be because renters hardly ever (unless seniors or disabled) have respect for anything they don't own.....
On the flip side, you would be amazed at the indoor grows where it is done right...no mold, no stains, water leaks, etc....it can be done, but usually, the cheap m-fer's lowball there costs on set-ups therby making more probable the future damages to the structure.
Respect can be had in anything if it is attempted and followed through with, but like Wall Street Bankers and Stock Brokers, it is about the quick buck while minimizing costs.....

You think you got screwed? Here's a commentary/ story from the Santa Rosa Press- Democrat about a landlord that ended up being sued by a grower that trashed his house. The landlord got the thing turned around on him because of an unannounced inspection, or some such:

It would be great if a system could be set up to alert property owners to police responses and arrests at rentals that they own.

Do you lease through a rental agency like Humboldt Property Management? No pity for you if you do, samoa softball. They're all crooks, they don't give a fuck about anything but their cut and maximizing their profit through your and your tenant's expense.
I believe you can still get a PG&E form and have tenant sign so you will receive a copy of the PG&E bill that they are paying. The electrical bill if they are growing will be high and that is the tip off. If in a regular neighborhood they won't be running a generator for power as the neighbors would likely complain about the noise.
Our prior tenant happened to leave behind a couple of PG&E bills - the electric was over $1,200 per month.

If you're looking for a nice, non-grow family to rent, I know just the ones who'll take care of the house and appreciate the fruit trees...
